Are you daft?
You realize this is in WEST OAKLAND? I'm sure the "crime map" of Kabul doesn't seem so bad either.
The doors have BARS on them.
Enjoy your muggings and home invasions.
Seriously man, stay the hell away.
Hi,
Thanks for the reply.
House went pending before I could see it on Sunday, so will be interesting to see where the sale price lands.
Appreciate the concern regarding safety and West Oakland. I agree there are rough spots, but W. Oakland at least in my experience is not where the gang/danger element is. That one is concentrated mostly in East.
In any event, I'll continue looking for a duplex in Oakland.
Location, Location, Location. This is a bad location. Don't get tricked by hardwood floor and trendy appliances.
Also this place is incredibly well staged, and for a reason. Visualize it without the furniture, rugs, art, etc.
Don't listen to these guys they don't anything about Oakland. West Oakland is in transition. That area has a wonderful art school for children and adults. There are new businesses opening in the neighborhood that are very cool and hip and modern. Young modern people are drawn to that area. The people who post negative talk about Oakland are bland, boring, lack creativity, love the color beige and live in Brentwood.
Young people are drawn there cause they're broke and don't have a choice in the matter. Same for the drug dealers, pimps, crazies, prostitutes, and gang members
Renting it out is fine but no way in hell in I'd live anywhere on that side of the bay. The doors have BARS on on them. Think about it, that's not exactly a cheap thing to install, they're not there just for the hell of it
very nice looking home inside and out, but way way overpriced.
Price should be half, even without consideration its in Oakland.
I agree West Oakland is changing rapidly, however you still can not get a cab to pick you up at the Bart station. The cab dispatcher will tell you to get back on the Bart and they will pick you up at the 12th street station. I think the area is going to change rapidly but you best watch yourself for the next couple years as the area improves.
I would also try and find out about the air quality, that area is surrounded by highways and the port. There could very well be high levels of benzine and fine particulate matter in the air.
If He waits to purchase when west Oakland is an ideal place to live he will be priced out of the market. There are plans to develop west Oakland as a second option to San Fransisco for young professionals. I think west Oakland is a gold mine and apparently so do investment firms.
Everything about that place screams bottom shelf flip; the laminate flooring, the crappy quality window frames, the Home Cheapo cabinets and the Ikea appliances. The bars on the doors are the highest quality feature I see. All the Ralph Lauren tones and trendy urban planning hype in the world will never make that turd shine for long.
You dodged a bullet, IMO.
People have been trying to improve (gentrify) W Oak for decades. Its still an s- hole and sketchy as hell. No gangs in W Oak? You dont know shit. All the hipsters in the world wont make a difference. Acorn runs that area.
Have fun. Enjoy your overpriced cell.
That property is between the Acorn Housing Projects and the Ralph Bunche School, Oakland's reform school.
Yes, West Oakland has many educated, employed, people in their 20's and 30's. It's an "in" place to be. But many, if not most of those are clustered along the Emeryville border north of West Grand.

I'm a musician who recorded in that part of Oakland. But, I would never, ever, sink my hard earned money into actually having to live there. My colorful musician husband who loves hanging out in bad neighborhoods is the one who insists on living in beige San Ramon. I prefer the Berkeley Hills. Nothing bland about it. Hipsters are all driving up the prices so actual artists and musicians who want cheap live/work space are being driven out.
West Oakland has always been known as the BART stop for rich teenagers from Walnut Creek to get off and get their meth. Yup. Nice reputation.
I understand your point about the neighborhood. Could you all please explain to my why the home sold so fast? This is a serious question.
I don't believe an investor purchased this home since it seems to have been redone. Investors usually buy homes at rock bottom prices, from banks, not from another investor.

Irrational exuberance. Duh.

Hi,
Going to go and check this place out on Sat or Sun:
http://www.redfin.com/CA/Oakland/1104-14th-St-94607/home/528214
105% increase in price since last bought Oct 2012.
Looks to be fully remodeled and upgraded.
A 2 bedroom in this area should fetch $1,100-$1,300.
Planning on renting 1 out and living in the other.
Will be checking for separate meters and what an 800 sq foot home feels like.
Neighborhood seem ok based on the crime map.
Thoughts? And final sales price.
