House went pending before I could see it on Sunday, so will be interesting to see where the sale price lands.
Appreciate the concern regarding safety and West Oakland. I agree there are rough spots, but W. Oakland at least in my experience is not where the gang/danger element is. That one is concentrated mostly in East.
In any event, I'll continue looking for a duplex in Oakland.
Location, Location, Location. This is a bad location. Don't get tricked by hardwood floor and trendy appliances.
Also this place is incredibly well staged, and for a reason. Visualize it without the furniture, rugs, art, etc.
Don't listen to these guys they don't anything about Oakland. West Oakland is in transition. That area has a wonderful art school for children and adults. There are new businesses opening in the neighborhood that are very cool and hip and modern. Young modern people are drawn to that area. The people who post negative talk about Oakland are bland, boring, lack creativity, love the color beige and live in Brentwood.

105% increase in price since last bought Oct 2012.
Looks to be fully remodeled and upgraded.
A 2 bedroom in this area should fetch $1,100-$1,300.
Planning on renting 1 out and living in the other.
Will be checking for separate meters and what an 800 sq foot home feels like.
Neighborhood seem ok based on the crime map.
Thoughts? And final sales price.
