Without any more details... you are better off just looking at recent sales in your area and figuring out what it's worth.
Location matters, condition matters...
$160,000 or less would be a good price if the neighborhood is decent.
I'm going by 10 times net annual rent excluding maintenance.
Same home in So. California would be $350,000 - Inland Empire.

Now now, I'm sure there are some nicer areas of St. Louis. Maybe even as nice as downtown Detroit.
My mom's neighbor recently decided that he is going to move into a nursing home. I was thinking about making him an offer on his house (his children live out of state, so I know the house is going to be sold). Assuming I can get $1,700 per month in rent, what would be a bargain price for me, cash offer, no agents involved? A few bits of info:
Home is located in a nice area of St Louis. Tax bill for 2013 was 3,200. Yearly HOA fee is $350. House is 50 years old, 1 owner, well maintained.
