This is probably a pretty good indication of how the overall economic impact will play out this year. Huge immediate downside (we are in it) and then a burst of recovery, tapering off.

But long-term impacts are harder to predict. A metric shit-ton of debt is just not going to get paid back, and that will have impact for years.

I don't worry about the debt. We have the dollar. I worry much more about local economies. I've been saying it, you can't eat out 10 times a week for the weeks you missed going out to lunch or dinner. The sales tax drop is going to be devastating. Especially in rural communities that rely on that bigly. Even big cities I suppose. We need to get away from sales tax if it's one of the things we want to learn from this.

My first tenant notified me he's moving mid-April back to Houston from San Antonio after a layoff. He had screwy credit and some bad blood with his last landlord so I accepted him with double deposit.

Lease is due in 3 months. He wants to know if he can use the deposit for the last two.

So far:

# Maui condo:
- Gave back ~8K over next six weeks, did not have to give a penny. A chunk of that is taxes though and cleaning company fees so maybe 6K out of my pocket.
# 3 rental houses in Texas:
- As described above, interestingly it's the 31st and not one payment has appeared yet. Usually by now I have 2/3.

I've been renting myself for about 30 years. I pay my landlord 3 weeks early. I'll be losing my job this month which isn't unusual for biotech. Over a 25 year period it's happened several times. People live in my houses that can move to apartments. Yet I rent an apartment .. still. After all of these fucking years.

Nope, I don't like it.

Democrats are the problem in CA. I've had shitty landlords the whole time though too but in a decent market that wouldn't be an issue. Part of the reason I treat (paying) tenants well. It's cheap to live in SA. If they don't pay then don't let the garage door hit ya in the ass on the way out! I'm sure everyone who doesn't own rental property would say the same about their stocks.

See those small shacks on the land. My grandpa built those out of old ships. He died well before my grandma's time and she was able to rent them out to get by. It's not all like CA.
