Nothing complex, that's why I didn't get "detailed". I literally looked at craigslist rental offers, and zillow, then I also explored apartment rates (good trick is to call in as a potential renter and try to wiggle them down as far down as they would go).
Then when I put my rental on market, I tried to list at some percentage points below what I determined as "market" so I could get the thing rented quick. Didn't fail me for years and I sold all my rentals for massive profit to boot.
If there are better ways to get market rates, I'm open, I never thought being a rental master was something that I was especially good at, but I did make lots of money.

I know, I know, I'm not arguing politics, and making fun of pedophile Joe Biden, but AFAIK this used to be a proper housing forum, right?
Due to Goran's recent success shorting the fuck out of boomer's who dumped all of their stocks to go and buy toilet paper because CNN scared the shit out of them in this plan-demic, and some lucky gambles on distressed sectors (cruise lines, airlines), also buying TSLA at 460, and the convergence of Democrat governors shutting down their economies causing foreclosures and listings to jump slightly due to their voting constituents being out of work, I'm ready to get back into the rental game. Part of it is also that Goran has a college aged little Goran now (fuck I'm old), and instead of paying for dorms, or someone else's mortgage, I'd rather just roll something into a property, preferably a duplex, or triplex.
Not going to lie, before I sold all of my real estate a few years back, I relied on harvesting Craigslist data, and sometimes zillow. I'm sure there are better options today, and I'm even open to premium options that may require a fee.
Any input appreciated.
