If there is an actual good deal, realtors take it before it comes to market.
Like stock market, they need to be tracked for insider trading.

I'm curious, what kind of data did you harvest from CL and Z, and what did you do with the data / how did you look at it? It would be terrific if you were detailed :)

Yes, they have had more time to figure out and change their ways. But they don’t. Gold star level of insanity for them.
In June, 30 percent of Americans missed their housing payments, down slightly from 31 percent in May but still up from 24 percent in April.
this used to be a proper housing forum, right?
I know, I know, I'm not arguing politics, and making fun of pedophile Joe Biden, but AFAIK this used to be a proper housing forum, right?
Due to Goran's recent success shorting the fuck out of boomer's who dumped all of their stocks to go and buy toilet paper because CNN scared the shit out of them in this plan-demic, and some lucky gambles on distressed sectors (cruise lines, airlines), also buying TSLA at 460, and the convergence of Democrat governors shutting down their economies causing foreclosures and listings to jump slightly due to their voting constituents being out of work, I'm ready to get back into the rental game. Part of it is also that Goran has a college aged little Goran now (fuck I'm old), and instead of paying for dorms, or someone else's mortgage, I'd rather just roll something into a property, preferably a duplex, or triplex.
Not going to lie, before I sold all of my real estate a few years back, I relied on harvesting Craigslist data, and sometimes zillow. I'm sure there are better options today, and I'm even open to premium options that may require a fee.
Any input appreciated.
