Having read an abridged version of Henry George's Progress and Poverty, I'm trying to clarify in my own mind exactly how it could work, and what legitimate objections might be. Georgism seems to explain property prices in the Bay Area very well, and how the higher salaries from increased productivity around here get sucked up by non-productive landowners.

The main impediment, politically, would be the reduction in land prices. But perhaps some tech billionaires would throw their weight behind Georgism purely out of self-interest. They would come out ahead if income tax is reduced as much as the land value tax is raised.

Hong Kong has a land value tax as well:


Economic Efficiency: LVT is praised for not distorting economic activity, as land supply is fixed. Hong Kong’s government rent and rates encourage development by taxing land value regardless of improvements, reducing speculative holding.

Progressive Taxation: LVT shifts the tax burden to landowners, who often hold wealth. Hong Kong’s rates (progressive for high-value properties) and government rent align with this, though property tax is less progressive due to exemptions.

Urban Development: By taxing land value, Hong Kong discourages vacant lots and promotes dense, transit-oriented development, supporting its compact urban model (25% of land developed, 75% preserved). The vacancy tax further incentivizes productive use.

Public Revenue: Land-based taxes fund infrastructure without heavy reliance on income taxes, as seen in projects like the airport. Hong Kong raises ~38% of revenue from land-related sources, per some estimates.

All of that could be avoided by funding the government with a land value tax and tariffs.

Maybe the federal government should run 100% on tariffs, and state and local governments on the land value tax.

Local governments already have a land value tax. This is virtually every city/county in the nation.

Yes, a good start. Now they need to eliminate the taxes on the buildings, then eliminate income tax and sales tax.
