AirBNB apocalypse, really?

I must live in an alternate universe (DMV). I keep hearing about an impending housing bust and an AirBNBpocalypse. Yet, I'm doing photoshoots for AirBNBs consistently. Even one of my very successful husband/wife realtor teams is converting their own private residence to an AirBNB. They own 4 so far. I believe this is their retirement plan.

AirBnB was $206 in February 2021. Its now $125.

Overall rating is "Hold" which really means unload and sell.

We all know who you're talking about. I give zero shits about AirBnb. I've used it as a renter, but a city/municipality could fuck you overnight in one meeting if you're an owner. That's the reason for book now and pay later.

I dealt with this in Chicago. Also domestically very few have been getting into it the the past few years. AirBnb is a high margin rental opportunity. They can still rent long term and break even while a tenant pays down principle and covers the interest, taxes and insurance if they cut of the short term rental.

Basically it will have little effect on housing anywhere. Maybe some coastal and hipster cities. Definitely no Peoria, IL; Racine, WI; Galena, IL; Carbondale, IL; Des Moines, IA; Osage Beach, MO; Pensacola, FL; Montgomery, AL; Chattanooga, TN; Scottsdale, AZ, etc. All places I bet you haven't been yet shit on people that actually know real estate across the country.
