Realtors will never be replaced, they are transactional facilitators, and buyers/sellers are fucking emotional as shit during a real estate transaction. No way in hell a computer can negotiate a $15,000 request for repair, or figure out what to disclose for liability, etc. I do think there will be downward pressure on commission towards 2%, but they will never be totally replaced. If it was that easy, everyone would for sale by owner. Maybe appraisers, but even that is really nuanced.

I'm transitioning out of radiology, now those fuckers are toast and will be totally replaced within 10 years if not sooner.

They used to be able to make a pitch. Now you pick the model online, then go to truecar.com, send an email to all local dealerships about a given model. You see their inventory. You get the price by email. Take the lowest.

Your talking about used cars and apps replacing what used to be ads by owners. Not the same thing as buying a new car. I go to the dealership and they are still a ton of salespeople because it's a more extensive transaction and more hand holding. Same with real estate, except instead of buying something for 30K, you're buying something for 500K. No way that becomes automated. I'll give it to you that there will be something for the 10% of know it all cheap assess like people that try to sell their own house. But mainstream AI that replaces realtors, no sir.

I use Costco auto program and it has worked pretty good. Put in specs, they give the price and contact local dealership, I go there and I am out in 20 min. They do try to sell you floormats for $500 while you are there, but that's easy to deal with.

You can cruz Redfin and hire a lawyer to do it now for a tenth of the price. You know why no ones does that? Because a lawyer can do the transaction, but not be a facilitator. A lawyer ain't going to hold open houses, leverage broker relationships to find buyers, tell you what to change to get the best price, etc... I.e all the stuff AI will never do.
