I like the big empty fields out back, but no guarantee it will stay that way. It even looks like you could walk to shopping and a park. Not bad.
very very bad gangs and crank suppliers and users in town, but this area is just out of town. Gang activity and shootings weekly in Winton/Atwater/Merced. All business within 1 mile radius are geared towards spanish speakers. We go to Savemart a few miles away. My kids do not play anywhere in public. The 17 acre field to the North has a prelim-map for very-high-dentsity housing all the way to the tracks, but it was slowed by the market, the field to the west is a pair of 3 arce shoebox shaped parcels, the one farthest west just sold in June for $14K (3 acres, dry utilities out front, zoned A/R)
The pool has no legal fence.
The pool was painted with (what looks to be) house paint and is flaking.
The north end of the house has water damaged siding.
All rooms need paint.
Some carpet needed.
I walked the place with my contractor and he estimated the repairs at about $12K including the stuff I listed here, plus some stuff I cant recall.
But, for $170K I'd buy it.
The silly REwhore that holds it listed it at $229K. And after 1 day on the market he told my REpro that he had TWO full price offers and they were now countering ... what a pile of garbage.
