Ok, that's $500 per month. If I am rich enough to be in a high tax bracket like you are, then maybe discounted by about 41% or so, to about $300 per month.
Reduced perhaps, but not exactly the same thing as being covered and paid by itemized deductions. Don't forget there's a large exemption for folks who don't itemize, too.
$160K prebubble prices for the area, $400K is way too much. Maybe $250K would be reasonable.
Not far from that location a builder put up some condo starting at around $380K for 1/1. Current sales banner last I saw was around $230K or so... First buyers took a 40% hit.
Can you back up the pricing of the unit with any comparable houses? Are they being compared with sales or listings? Can you write anything else about the house, as your description is fairly vague!
If you're in contract you have nothing to fear by giving out the extact address, right?

Not with 4% 15-year fixed rates. Putting $100K down, $400K at 4% is around $1000/mo for the cost-of-money.
Now, should we see 10% interest rates in the absence of a late 90s-like employment wave, then, yeah, $250K would be reasonable.
Cash buyers will look at what cap rate they can get on their $500K. If it's rentable at $2K/mo then $350K pencils out better.
Rents go up or down from here? History says up. 30-year treasury says down or stable. The Japan liquidity trap experience says down. I don't have a clue.
What do you mean it's not on MLS? Because it's on a pending status so the public can't see it? Or it was not listed on MLS at all?

I have access to the price when it is sold. I think you can get that information on Redfin as well no? But there is controversy whether or not those numbers are accurate because technically, a real estate agent can put in any number he/she wants (on the MLS that is) where as Redfin goes by county records. But so far it looks legit to me.
I do not see pending sale prices. Those just show list prices.
I am in contract to buy a single-family home located near Winchester & Williams in West San Jose for $500k. The home has 3 bedrooms, 2 bathrooms, approximately 1,650 square feet. Lot size is almost 10,000 square feet. Home was built in 1950. It's not on MLS. I believe it's in Campbell school district (Lynhaven Elementary School, Monroe Middle School?). Zillow's estimate is $650k. If you're interested, pay me a $25k finder's fee and it's yours. I will donate 10% of my finder's fee to Patrick.net if the deal is closed with a buyer from this site.
