They dropped in Encino tremendously, especially if you negotiate. Tons of empty apartments out here. (A lot of that might have to do with people renting out their guest houses and rooms just to sustain their home mortgages)
They are holding quite steady and have actually increased in the past year. I think many landlords are dellusional about their asking prices. I often experience deja vu while viewing units for rent on Craigslist, as I contiually see the same over-priced crap units re-posted for weeks and sometimes months. When will these desperate money skimmers get a clue that it's no longer 2007 and that people aren't going to rent your crap shack even if you dropped the prices by 15%. Perhaps try lowering the rent by 30% or more.
