I agree with UG here:
"Fed cannot raise interest rates for at least another year or two simply because of the real estate mess we are in. We cannot afford to lose further ground in property values. Also the energy price are getting to a point where the consumer will back off again. Europe will raise interest rates first and our dollar will take a beating, get used to it. We lived like hogs during the past 20 years NOW IT will take another 20 years to go back where we should have been anyway. Foreign investors will have to come in first and have the confidence to buy us real estate. Once the dollar will stablize this might happen but we are still years away from that moment. The stock market will collaps again and wipe out many 401ks who just wish to make back what they lost during the first drop years ago..."

For this year I expect it to be only that... a spectre. Does anyone disagree?
