I was going through a lower income part of Pasadena, CA yesterday (300K condos/400K single family home 2bd, 1 bath price range neighborhood) when I saw this sign in the window of a Help-U-Sell real estate office. The sign in the window is advertising "Short Sells" instead of Short Sales.

What's up with that "For sale with owner"?

I have never sold or bought with this RE company before. I have always used a traditional, full service company like Century 21, Coldwell Banker, etc. because I never had any interest in selling a home myself. Help-U-Sell is a hybrid of an agent and a FSBO, so I guess that's where they came up with the slogan "For sale with owner." Once you make a contract with the office the flat fee is $4,950 and the agent will provide signs, MLS listing and the agent will deal with contracts and escrow, but the owner must show his or her own property, etc. They are all over California and in 38 states. Their web site says that the corporate headquarters are in Florida. http://www.helpusell.com/

You would think that the "agents" would invest in some lock boxes for their business.

The inability to write, speak, and understand basic 6th grade English always screams "professional" to me.
