Go to zillow, search "Oakland, CA", and uncheck all boxes except for "Recently Sold". Sort the list of results by "Sold on".

Things drop off a cliff after 8/17. Zillow shows all of 6 transactions since then, with the last one being a full month later at 9/21.

So my question is: how does Zillow's recent sales data work? If they're getting their data from the county, I would expect that while there might be a delay, the data up until their most recent sale would be complete. Maybe there's a couple day delay before the sale gets recorded with the county, and another couple days before Zillow picks it up, but they wouldn't find out about some sales (within the same county) after 10 days and some after a month. At the same time, I also can't believe that only 6 homes sold over the last month.

And if Zillow only has patchy data for the most recent month, where can a guy go to find out about recently closed sales? Trulia and Redfin seem to be even more out of date.

It took a full month before my sell showed up on Zillow, then they said it sold 9 days after it really did.

It was about the same time that my house showed up in Trulia as sold, trulia only shows my sell and not the '99 sell.

It takes a few weeks for recent sales to be reported to the county assessor, then probably a few more weeks for Zillow to get the data. You can't rely on the data to be up to date.

That is what I saw when my home sold, it took 40 days for the deed to record, and then another 20 or so days for it to show on Zillow, so I would not count that info as FALLING OFF a CLIFF I would use data on Zillow that is at least 60 days old based on what I saw happen to my home, and it was an REO and then a sale, that again took weeks but as I was unsure of the actual date that it went from an REO to a RETAIL sale.
