So aside from overpaying for gas, groceries, and just about everything, your kids get a great education in how to be a spoiled punk. Then it is a screaming deal. Doesn't matter the price.
You are mistaken , this is one of the best SD's around here and that is why many chineese and Indians are flocking here.

I dunno about San Jose so I can only comment generally.
A small amount of money can fix cosmetics, no amount of money can fix the location. A teardown makes perfect sense.
What is the most expensive home in the neighborhood? In San Francisco, a SFH house 100 feet down may be worth 650K and 1.5M. Im sure it is not that extreme, but based on the teardown, I bet there are several homes there that sold for 1.2M - 1.5M.
San Jose is one of the most economically viable region in this world and fastest growing. The residents coming in are very educated from around the world with high standards that will find 80% of the bay area as deal breakers. So people with money are coveting the same damn places. New Homes are generally condo's, three story townhouse with tiny lots, so having a 10K lot will pay off in the longer term as more people come into the mix. Places either get better or worst, west San Jose seems to be on the right side of that equation.
Freakin Los Gatos 10K lots home are what 1.5M median. Zuckerberg's, Marissa Meyers are buying clusters of home for privacy. People with the means will be hoarding homes because they can and will. If you ever lived in Australia, Asia, Europe, it works the same damn way. Assets buy more assets so homes will never be cheap for the common folk.
We are nowhere near a bubble, there is way more upside in 3-5 years upside in the semi prime areas of San Jose guaranteed. 2014 will be just like 2012/2013.

a custom mega mansion in a sea of 60s 2-3 BR ranchers... yea thats what it looks like in So. SJ Cambrian. ... even Los Gatos... at best the REAL Million $$ mansions are all on the other side of the Los Gatos Hills. You have to drive there to see it..

your better off buying 1000s of acres in Montana/Dakotas and looking for natural gas deposits where you actually do have a return on your money and might even double triple your assets in royalties alone.
"Last year, Windsor Permian, a Texas oil and gas firm, paid over $16,000 an acre—well above market value—for a potential mining site near Red Wing, Minn. In west-central Wisconsin, farmers have been offered six-figure mineral rights fees, plus royalties of $1.50 to $3 per ton for their frac sand, said Gerald Duffy, a Twin Cities attorney who has represented landowners in the area."

Thomas this is area is closer to LG downtown, trader Joes , Whole foods then 70% of the Los Gatos itself.
Yep, 1000 sq feet , that's all there is to it. I'm really curious if an investor bought this or FTH buyer.
Hell if all someone wants to do is to buy a scraper in the "right" south bay zip code why hasn't anyone jumped on this little gem?

$600k for a 4000 sqft house on 4 acres in 95070. Tour at your own risk!
Two weeks no biters.

A 9K square feet flat lot can probably support a 3K+ square foot home in those towns (not an architectect/CE or even read the local ordinance, but a generic statement). When sales/square ft is over $500, there is value to upgrading the property. There is a very likely possibility this home will become a rare 3K ft monster in an established neighborhood.
There are probably some huge homes in the evergreen areas of San Jose or east San Jose near the hills, but I would rather buy a teardown in Cambrian and build it as west San Jose bordering LG, Saratoga have more long term potential. I don't even live there and know that the west side is where you want to buy.

I've seen them, they are multimillion, not millions. The median price is $2.5M - $7M.
That makes Cambrian such a good value proposition, at a mere 775K plus 400K in upgrades.

As so am i... none of these homes qualifies as mansions.. so why werent these
homes going for million decades past.. my home I bought should have been million
and not a mear $200K...

You were lucky , thank your stars. Your home must be more than 1.5 million Atleast now.

it wasnt luck... it was typical normal buying when people were down to earth...
there was a time not that long where hype didnt exist..
if it did it might have been found in some part of Hollywood
So today you watch people drooling over Palo Alto, I gotta wonder
how did they go mad over RE ? Sick Sick people...
RFHTC , you need to elaborate about the involvement with this area .
Do you live around here ?

Recent years, there are many billionaires and multimillionaires created in SFBA.

go back to 1999 tech stock peak... once they had mega millions,
they packed up and left. many went to Nevada, Colorado or Florida...
for a better life......what is exactly holding them back to stay here ?
after all whats there to do ?
But if you want a nice place... try Marin at least you can tie up your yacht in the back.

You don't preach what you live. You yourself live here and are telling others people that it sucks to be here. ????
cloud, I live here and I say it sucks here. Kids in college, elderly parents nearby, extended family and inlaws all over the region, are reasons to stay and worth the tradeoffs for me.
However, if I wasnt already rooted here, I wouldn't be here.
Call me a hypocrite for not living what I preach. Sticks and stones.

And yet... corporate CFOs hang on to their "overpriced" los gatos houses, instead of selling for certain riches in the Dakotas. Why could it be?
Cloud15, I love it here too. midwest is cheap, but I don't like 4 extreme seasons. And it so happens that SiO2 engineers are in demand here. It's lucky for me.
I see BACAH's point; he might move elsewhere but for family. But I don't get other people who talk about how horrible and overpriced it is here, yet, live here and complain about it. Someone owning a $1m house here could sell it and almost live in the midwest on the proceeds. Or make some extra money by contracting, occasionally flying in. But, no, it's somehow more enjoyable to grouse about living in this horrible place.

no... they live in Silver Creek.. you might ask Ted Turner (Billionair) about his
massive ranch in the Dakotas... looks like he aint no City Slicker...
.
As I have said before, you can pay $1M for a Palo Alto shack or $1M for a real home in Silver Creek. But so many have this PA syndrome. did all the people in not living in PA somehow miss something all these years...
.
Ted Turner's "Bad River Ranch"
There are 76-thousand square miles of land in South Dakota. TV Mogul Ted Turner owns 200 of them west of Fort Pierre. It doesn't sound like much, but that's 4 times the size of Sioux Falls, the state's largest city. In tonight's Eye on KELO-LAND, John Bachman takes you to Ted Turner's "Bad River Ranch." Ten miles west of Fort Pierre the sun rises on a hunter's haven.
Hundreds of deer, turkey, grouse, and pheasants flock to the Bad River basin--home to the wildlife and the richest land owner in South Dakota, Ted Turner. "Mostly he just comes out and enjoys the outdoors. He enjoys the peace and quiet that he finds in these places."

LOL! alot of natives have already left... sucks? I would say it was much better for the right reasons decades past.. Buy today home prices dont match the economic reality... just alot of hype!
There is a difference that can be seen only if you been here long enough!
We natives HATE what the area has become and we HATE what YOU have done to it.
But your too blind to brainwashed to really really understand all this.

Jobs and Careers ... somehow you think keeping your job and having high home prices can coexist... we know for a fact from our experience in the late 80s, they do not. That is why we had a balance of prices and job creation in the 90s.
Too many have came to SFBA and think they can have their cake and eat it.. this is not the case.
thomas, I live near Silver Creek and commute not-too-far-in to what used to be "Silicon Valley" (before the elite immigrants and Hipsters me-too'd it to encompass the whole region.)
In defense of those Hipsters and Immigrant Princelings paying Silver Creek prices for Palo Alto Postage Stamps, - the commute from the Silver Creek area is hell. And I don't go nowhere near as far as Palo Alto.
If I was a Spoiled Rich Princeling Kid, I'd rather spend my million closer to work than have an oversized home with the oversized commute.
And that's even nothstanding the Cultural Genuflection to Standardized Test Scores of the local public K-12.

and so it is true... even for me. But they dont serve Pho in Palo Alto.

If I was a spoiled Rich Princeling Kid I'd say FUCK WORK and buy a nice place in Provence or Spain.

Hey hypocrite, i take offense of this.
No one is a native here , America is the land of brave and free. Most of us have to beat a million kids to get into best universities , what's your pitch ? So Best of the brains are coming and living here now. We are gonna drive out dumbos like you just like Indians were driven away from their lands.
cloud, thanks for sharing.
i think you just made thomas' point for him.
cloud, thanks for sharing.

Serpent , Thomas is being arrogant that natives hate what we have done here, then get the hell out. Go to your Dakotas , Montana's or wherever he pleases. But don't crib , do something about your pain.
lol @ cloud
You must be new here. (I've lived here for 40+ years).
Silicon Valley needs a douche.
Way, WAY too many dipshits. I work with them all day.
Most of the "tech" people here couldn't code themselves out of a wet paper bag.

40 years, Is that a qualification ?
Crazy, see what I mean?
Crazy is a good name for you, crazy to stay here.
I am crazy to stay here too in a Patsy Cline kinda crazy way.

"You" can be singular or plural. In my post, "you" is a collective (plural).
