And what do you think is out of code??? It has a vent, about the only thing that I see that is out of code MIGHT be that it MIGHT need a drain pan (and some place for the pan to drain to) but that issue could be argued.

That thing would never survive a drunken hipster, home brew tasting party. I could see some unruly kids or big dogs running through the house and tripping on it. Some toddler is going to turn it up or stick her little arm in there. It just has disaster written all over it.

I see what happened. That hot water heater was always there.
The stove was by the cabinet to the right, and the fridge used to be by the cabinet on the left.

Since they redesigned the kitchen, I don't know why they based the layout on where the Hot water heater sits?

"Hey honey why don't you run over yonder and rinse these carrots in the sink for me?"

I bet there is a sink in the counter to the right as well.

I see that a lot actually. Many houses around Oakland are old enough as to not have had water heaters at all. So the next best thing was to stick one in the kitchen.

So this is a $630,000 kitchen in the Bay Area? What kind of neighborhood is this area? working class?

The range & refrigerator could be on the front porch or uncovered entry.

Working class is probably the right description -- see my link above. This part of North Oakland had a bad rep, but has gentrified a little bit, unlike the deep East Oakland and ghetto West Oakland areas.

I don't know if you are in the process of buying that or not. But if you do make sure that water heater is up to code.

All water heaters leak eventually, it's how they die. And it's a lot of water that comes out.

So a proper way of doing it is to put it up on a raised platform on top of an aluminum bowl with a drain underneath for leaking water. They sell all that at Lowes and Home Depot. It'll save you a big headache later. Bowl will run you a whooping 12.99 and platform maybe another 20.00, so not an economic burden exactly.

A little perspective folks; this is a duplex with 2/1 up and 2/1 down. Each flat is around 1200 sq.ft. Here's a duplex in that area, ~1200 sq.ft. with one more bedroom (bet the kitchen isn't as spacious) that's renting for over $3k per month. One of these units gets at least $2k per month (the top would go for more).
