My latest advice to Casey on his latest thread, where he is crying about a big mean lender not wanting to settle for 70% of the loan value in a short sale, and instead wanting more like 90%. Note, this is kind of funny because, if the story is to be believed, he's just getting rooked by an "investor" who's going to pocket something like 40% return on the short sale while Casey takes the risk & credit hit and the big mean bank takes it in the shorts.

Not surprisingly, the bank objects.

I revise my prior advice to seek an attorney. You should seek psychiatric treatment.

That disposed of, I have some direct advice to this subject: Go for 50% LTV. Disintermediate your investor and handle the negotiations yourself. Tell the counterparties that you’re only going to give them $150K, and that you’re being generous. That strategy seems in keeping with the spirit of your approach.

I do find a lot of similarity between Serin and the *typical* boomer we usually talk about on this blog. They believe they "deserve" obscene profits for relatively little work because of some innate virtue or "boldness."

Here's something that pisses me off... people who have "Baby on board" stickers.

Or how about a sticker with Calvin taking a leak on David Lereah? What is up with those 'Calvin pissing' stickers anyway? Or those Jesus-freak fish symbols, or those 'Bad Boy' stickers? My personal favorite are those 'Keep Tahoe Blue' stickers, which are invariably on SUV's. The irony.
