That is right!
Instead of buying, Patrick invested the down payment money ($100,000) in AAPL at 50c/share (adjusted price). This week he sold 1/3 of his position at $110/share to buy a 2.5mil house cash + capital gains taxes. The examining equity position pays him over $120,000/y in dividends.
People who rent don't generally drop 100k on a perfectly timed Apple purchase. Did Patrick? More to the point, what's stopping a homeowner from doing the equivalent, say now for example? After all, their mortgage payment from a 1997 purchase vs an equivalent rental would leave them plenty of spare change.
most people here don't care really.
patnetters are about making $ first and giving a crap about politics second.
Given your history of overtly racist posting, you seem to 'care' enough.
Yeah, renting instead of buying is a great move!
Cherry picking data is not good evidence. One could easily show dozens of examples throughout history were buying at the wrong time would bankrupt a person.
If you are assuming that you'll get lucky, the lotto is the best investment you can make. Turn one dollar into ten million. No better investment if you discount the odds.
If you lie down with dogs, you get up with fleas.
You need to take your dog to the vet. Most dogs don't have fleas.
Are you going out of NAC into equities then?
would be the logical conclusion of your post, right?
Wow this Dennis fella is very stupid. A failed loser with nothing better to do then willingly come to patnet to complain about patnet. Sounds like he is a miserable, self loathing, Clintonite! Waaaaaahhhhh
That will make a lot of homeless people if we don't build affordable homes.
Wait until 2020-2024 this isn't the cycle for housing starts and affordable housing
Instead of buying, Patrick invested the down payment money ($100,000) in AAPL at 50c/share (adjusted price).
I invested $1.00 on a lottery ticket, and got back $100,000,000.00
What alternative are you seeking?
Are you suggesting that Patrick filter/delete content? Are you suggesting people's opinions should be censored? Are you suggesting that he actively moderate this forum like the thousands other forums that are out there?
If you notice he doesn't do any of those things to either side. And that's why I and so many people are here. I can listen, learn from, and interact with both sides.
Remember, you can always leave if you don't like something. Why don't you if you don't like the way this site is ran? Consider that there are thousands of sites out there that you can go to where site owners will delete, censor, and moderate people's opinions that they don't like, agree with, or break the rules that they themselves have imposed. Fuck that.
I for one very much value seeing how people think and approach issues. Some of it I agree with some of it I don't. Some of it I like, some of it I don't. If it's real let's see it!
And that's why I and so many people are here.
How many people regularly post on here? It doesn't seem many at all.
It was a smart move anyway! Just consider how cheap he is. He would be fixing his own roof instead of hiring pros and fall from it ending on wheelchair.
Life has weird way of turning out.
Instead he is well, happy, fully invested in index funds, very flexible - can rent anywhere he wants, he's not going to be raising kids in one of the highest suicide rate community.
I think it was a very smart move!
Don't blame the opinions of individuals on Patrick.
So if I buy a piece of property an invite racists, Nazis, and the Westboro Baptist Church over and give them free rein, it's not my fault?
Duh. EVERYTHING on this website belongs to and is condoned by PATRICK. HE IS THE OWNER.
He could ban you because you criticize him, but he does not because he believes in freedom of speech.
I also believe you are a racist for supporting Islam, a disgusting racist and misogynist cult.
NEWSFLASH: Trump is a Republican, not a third party candidate.
A correct description would be.......Trump is a third party candidate who hijacked the Republican party.
Don't blame the opinions of individuals on Patrick.

They certainly do not have free reign
Patrick empowered you to have the absolute power to remove them from your existence. Put them on ignore, and they cease to exist. Cry about having to share your right to Free Speech, and you empower them!
You're not the brightest tool in the shed, jackass
Terrorism relies EXACTLY on that: terror and fear.
Everyone should fear Islamic terrorism. The damage caused to innocent lives and the economy is extraordinary.
People like you who are foolishly sympathetic to the worst religion on the planet need to get some education.
Even an idiot knows you can't build a 2000 mile wall to defend against people who want to pick lettuce. Think about it. A 2000 MILE WALL.
I guess you you have never heard of an even longer "Great Wall of China" built in primitive times to keep invaders out.
We need lettuce pickers. They should come in legally. It's the criminals we do not need.
Everyone should fear Islamic terrorism.
Don't tell me to live in fear, buddy. That's YOUR choice, not MINE.
I'm not just talking about lives, but the economic loss to us too. 911 cost us like hell if you account for the wars it created. We have to put an end to terrorism, it's not a choice.

You missed the point.
When asked why he changed this site to a "free speech" (read racism) format, Patrick said he was "tired of talking about real estate."
Congratulations Dennis, I feel I'm fairly tolerant and can give-and-take with the best of them. I've only got one person on ignore, I'm adding you to that exclusive club.
Wait till the 13 million people who voted for him find out they've been DEFRAUDED too.
On some level, they know it, even now. But it still feels good for some reason to be sticking it to the liberals. They have to live with it too.
Admits fraud? Or just settled.
Because if Trump settling = guilt, then Clinton admits he's a sex offender because he settled with Paula Jones.
Hi Dennis, you know you're very welcome here. Everyone is, and that's the whole point. I could delete your account, but I don't. Why not?
I'm not condoning any particular opinion by refusing to censor the site. I'm simply letting everyone say what they want to, including even you.
It doesn't even make sense to say I'm condoning everything on the site, because so many of the opinions are completely contradictory. Do I support both sides all the time?
Of course I condone what I myself write. I took my own advice and rented because all rent-vs-buy calculators told me to. You are also responsible for your own decisions, are you not?
Don't worry about my finances, I'm doing fine. I've done the calculations many times, and came out even by being mostly invested in the stock market. If I had bought a house and happened to hit the jackpot purely by luck in timing and location, I'd still only have about as much money as I do now and far less flexibility. I like having completely liquid assets.
SODA sucked, but that's my worst stock pick, and just about the only one that does not pay a dividend. I don't believe I ever recommended it. I even explicitly questioned whether it was a mistake if you look at the original post. Index funds have been doing fine for me, and some of my individual picks did pretty damn well. I picked LUV at just the right moment and it went on to be the best performing stock in the S&P that year. It was mostly luck, but hey, I'll take it. I still own SODA too and love their business model. They seem to be doing OK lately:
I hope you continue to enjoy the site. If you didn't get some enjoyment out of it, you wouldn't keep posting. It's nice to have both pro and anti Trump views here too.
Bush created the Gulf War by invading Iraq, which had absolutely NOTHING to do with 9/11 and basically CREATED ISIS.
BTW, we agree about that. Iraq had nothing to do with 9/11.
ISIS was created by and continues to be funded by Saudi Arabia.
Women seem to self-select out of anonymous forums in general. I think they just don't like overt conflict as much as men do. Certainly women are welcome here, and there are still a few women on patrick.net, according to Google Analytics:
If EVERYONE is welcome here, why is your site almost EXLUSIVELY white males?
I don't give a fuck what anyone here looks like. Apparently YOU DO. That's racist.
I was reading condone in the sense of "approve". I don't approve of everything on the site, and as I said before, that would be impossible because so many of the views are contradictory.
Is your goal to get me to censor other readers based on your personal disapproval?
Hey Dennis, if Trump really is a Typical NY liberal, than why are you complaining about him so much? You should fucking love that!
Where are all these racist, sexist, misogynist KKK posts you speak of?
I don't see them
Apparently your low-carb high-weed lifestyle has affected you. Are you REALLY this STUPID?
Here is some typical "free speech discourse" I found in about 30 seconds of looking.
https://patrick.net/Share+your+Mexican+Stories
https://patrick.net/What%27s+Your+Opinion+on+Fleshlights+%26+Porn+to+Substitute+Real+Women%3F
https://patrick.net/Is+Phoenix+Going+To+Have+Mexican+Riots%3F
Don't put me and others in the same category as the Original Bankster. He is a true racist.
My goal is to provide a free and open discussion of what this site has become, and the sort of filth you willingly provide a canvas for.
The American constitution also allows for the same freedom of speech as Patrick does. Should we get rid of the constitution?
