Incidentally, $1800/mo for a 2 bedroom in this area is also crazy, particularly with no updated kitchen. I'd say prob $1400 or so, maybe utter max $1500/mo if they got lucky, even with the dock.
Delusion on Long Island's East End.
Buy for $749,000 or rent for $1,800. This property has been kicking around for 2 years or so, is down from $850,000 or thereabouts. The original 60 year old kitchen decor is all yours for only 3 quarters of a mil. Don't forget to add the 2% property transfer tax for all sale amounts over $175,000 in this area. Oh yeah, and the required flood insurance, which homeowner policies don't include.
