Colorado (Denver/Boulder area) housing market - Relocating from CA to CO

All,

Just wondering if anyone has any insight into the housing market in the Denver/Boulder area. Specifically in terms of the housing bubble and foreclosures/shadow inventory etc. Any insight on price trends etc. would also be appreciated.

We are looking to relocate from CA to CO next year (Summer 2011) and are interested in the Highlands Ranch area. Any insight on the area would also be welcome!

I have a close friend who timed the East Bay market perfectly and relocated to the Larkspur area.

If zillow is any guide, the Larkspur region has been kicked in the mouth, eg:

so I suspect the place he paid $600,000+ for in 2007 has lost $200,000 or so.

Acre Lots in his (quality) development are down to $80,000 list!

ZipRealty has listings for the Boulder area. They're not as good as redfin but close.

Zillow's saying 80304 is goin' down, bigtime, and will push through the 2009 low soon.

Interest rates going up are going to have an interesting effect. They might push more buyers from the sidelines I guess.

I live in Denver and we didn't see the same amount of bubble inflation as many parts of the country, so the decrease in prices has been noticeably less here. (That general assessment does NOT hold for far suburbs that were built up during the boom time). Affordability is still an issue for me personally so I'm still waiting and looking. It seems that it more of a slow leak in prices than a bubble being popped. The Rent vs Buy calculator still doesn't come out for me to buy, but we're moving in that direction.

Highlands Ranch has seen a fairly sizeable decrease in prices, especially in the $300-$600K price range. Just too much inventory and not enough buyers in that range. Not a huge fan of the HR area personally, very upwardly mobile, consumer driven but that's just my preference.

My previous director purchased a townhome in the Denver area around 2001-2002 for around $90k.

Several months ago, he mentioned it was worth about $280k.

I don't know where, or the specifics... just hearsay.

wonder if anything bought in 2001 is worth 4x as much?? I wouldn't even believe 2x .

The majority of the stuff that came out of his mouth was garbage anyways... I only worked for him for about 6 months. He had engineers quit on him monthly.
