I have been looking for a home for myself in Sonoma/East Bay/Napa Counties in the 300K range and under (cash transaction) and finding very little available, and what is there is really pretty sad, with illegal add-on's,very close to highways and more. Before I give up on CA (I would like to remain closer to my college age kid's if possible) I wonder if I should even consider auctions.

Is this a bad idea all together, or is there a book/article/info out there that can help me with this?? Are there realtors/folks who can help folks out there like me who just would like to find a home to live in??? I would appreciate any ideas/info and more. Thank you

I think there actually quite a lot of decent places in the areas you mention for $300K and under, because they are fairly rural.

There are also "alternative" possibilities to consider. Like there are a lot of houseboats Sausalito. And you could probably buy the land and build a literally tiny house for much less than $300K:
