This was a very nice house where the seller bought in '03 for 563k and spent a good chunk of change in adding hardwood floors, tankless water heater, upgrading master and second baths and so on. It's a beautiful house, very very well kept. I personally didn't like the fact that the backyard was exactly adjunct to the Dolce Hayes Mansion (reasonably popular resort) and that it was a pie shaped lot. You can see a lot of the rooms (windows ofcourse) from the backyard and it's possible occupants of those rooms could see some parts of the house despite the pine(?) trees. The house itself had quality upgrades and good taste, vaulted ceilings. Photographs on the listing didn't lie. The real question is whether, in the current market, the home is worth 589k (26k over the '03 price, but a lot of work on the home in the meantime as well). Nearest comp sold for 495k recently and was in good condition from the photos.

There was the usual smooth sales pressure at the OH. There was a ton of traffic too.

Obviously, someone thought it was worth it - it went pending today. If it doesn't appraise, it'll be back on the market. It'd be interesting to have patrick.net members weigh in on what they think the home would be worth in the current market.
