Asking price is $1.599MM. It's owned by Terence "KO" Hallinan and his wife carol and it has been on the market 428 days. It's actually 3 parcels, one of them of .37 acres right off of Mountain View (Which is private there). That parcel has a quonset hut that was turned into "Living Quarters" in the 1950's. It's ugly. The drive to the main house is paved and there's an old barn in the meadow to the left pretty near the road. The house is very high end late 50's early 60's california style. Think Marilyn Monroe or the rat pack. It's in pretty good shape and the flow is excellent inside and inside to outside. The rear patio is very nice indeed. Pretty nice landscaping around the house and the pool, which is big for it's age. The poolhouse/changing rooms need a little work but are basically sound. All the hardscape is good. Two car garage, one plus car carport. Room to park half a dozen more on the paved area. There's a 2 horse stable above the house on the hillside. This place is quiet and private. It's on septic but has city water and power. The listing agent told me it was within city limits, the city planning department says just outside. The parcel with the home on it is a bit more than 8 acres not much of a view, the remaining legal parcel is to the right and above the main house, it's about 3 acres, needs a road cut in (Practical to do) and has very nice pastoral views from the top of the parcel near the property line. Building this parcel out would not affect the privacy of the existing home if done right. This area is zoned for 1.5 acre parcels and the listing agent thinks this increases the value more than I do. As a practical matter one 2.5-3 acre parcel near the road could be split off without negatively affecting the value of the existing home. This potential parcel and the .37 acre parcel are close enough to the road to male connecting to the sewer cost effective, the 3 acre parcel is not. Nice, has potential, priced too high. No one has made an offer yet according to the listing agent, it might be worth a try.

People make mistakes. I stopped by the city Planning Department on my way to see the place, the property line on on side is the city limits. The listing agent assumed it was within city limits because it had city water and electric. I work mostly as a buyer's agent, this is normal due diligence. It's a nice property for the right person, but the seller is "KO" Hallinan. Google the name, and his father Vincent's name for some background.

My own grandfather was named Vincent, which became common among the Irish after the famine because the society of St. Vincent de Paul helped many people with food.

Thanks for the information about the name Vincent. I was very well aware of the Hallinan's due to my family's involvement in the Democratic Party in California over the decades. Harry Bridges was quite a character as was Vincent. Terence was a classic SF Pol of Irish extraction with the good and bad qualities that implies.
