I've been on Redfin for a long time and have never seen a property come on the market on the first day with it showing as being on Redfin for 20+ days. You can look at the history and see when it was listed. Redfin has been consistent in my experience.
I'm frustrated with property coming on the market as pending immediately on the first day... listing realtor already having a buyer before anyone else can take a crack at it.
Greetings folks
I routinely check Redfin for RE listings in the "closer-in" East Bay (mostly Oakland, Berkeley). I check Redfin often enough to know when new properties are listed there in my price range.
Often a new listing that seems attractive to me is posted on Redfin seemingly for the first time with data saying "on Redfin" for X number of days - sometimes 20+ days. Such properties are invariably listed as "pending." (This happens often enough that it cannot be my error in not noticing a listing for several days. In the past year or so, I've looked at Redfin a couple of times a week)
So what explains this phenomenon? I understand that listings data can be manipulated to the benefit of practically everyone except the lowly first time buyer, but I don't understand how a listing can appear, seemingly for the first time, as "pending" and with accompnaying data that says this listing has been "on Redfin" for a number of days, sometimes weeks or more.
Thoughts?
