I've obtained a wealth of information on the real estate topic over the past year or so on p.net and was just about to place an order for Patrick's book. Before I do, I thought I'd pick up another book about real estate investment at the same time.
A few google searches have brought up the following book as the bible of RE investment:
The Millionaire Real Estate Investor - Gary Keller
The book was published in 2005 and although the principles don't change, the market has shifted dramatically from then and it's nice to read from the perspective of what is going on now. Can anyone recommend a great book written within the past year or two on the topic? If I dedicate 15-20hrs to a book, I'd like to be sure it's worthwhile.

PS: Patrick, just curious. You have not yet had a mortgage up to now, correct? Ultimately it makes no difference but as I read your book I'm certain I will be wondering whether it's written by a lifelong renter, a current homeowner, a former homeowner, someone that was badly burned by the RE bubble, etc.
