This industry isn't very well regulated, there is a lot of fraud going on. Hella bribes, lots of lies, conflict of interest. Your best bet is to just write to attorney general and hope that one day regulatory catches up.
Well let's be honest.
I'm mad because I'm not on the right side of the fence, lol.
That's reserved for those who are in the position of 100% cash offers, realtors, and family/close friends of listing agents.
But yes, I welcome some regulation that will level the playing field.
I would also like to see the listing and buying agents above thrown in jail as the kick-off to any new regulations. A harsh example would delight me.

House is listed on April 10th, 2012 for $130,000
House is pending on April 10th, 2012 (same day)
House is sold on August 1st, 2012 for $128,000

Two houses have been sold in that neighborhood on the same street in 2012:
1.) 2/7/12 - 109 Sand Pointe Ln - 1162sq-ft - $149,000
2.) 6/7/12 - 158 Sane Pointe Ln - 1162sq-ft - $205,000
Are you kidding me? How are people getting away with this? I've been looking in that area aggressively and would have offered at least $50K higher than the linked house ended up going for. Looks like the bank lost at least $50K on this deal. No wonder I can't get in the door when stuff like this is happening, lol.
