One of my really good friends, out in Pasadena, has been looking for a condo. He has made some offers well over asking. He is getting very little response from the seller agent. And long story short, he thinks the broker isn't showing his offers because he is putting really good money, and the condos he is bidding on end up selling for roughly 30k under what he bids. And he is putting 30% down, well qualified, conventional.

He thinks there is something fishy with this broker, and I don't blame him. Should he get a lawyer?

YES!! Your friend should sue the broker. And the broker should counter-sue your friend for harassment.
Now that I think of it, you should also sue your friend and the broker for pain and suffering.
Maybe I will sue all 3 of you.
Let's all sue each other into oblivion.

Has your friend called the Realtor to ask how he could have improved his offer? Your friend could ask directly why his offer was rejected, but asking how he could improve it would probably be more effective.
If it happened with 3 different Realtors, then your friend is probably doing something wrong. If it's the same Realtor, then who knows. Just try another Realtor's listings.

Get over it, move on. Is your friend losing out to all cash bids? That can happen, when the seller feels the home won't appraise for some reason.

Sounds like we have a classic case of 'noob using buyers agent'.

There is no reason to include TWO agents to sell one house. Its ridiculous and wrong to expect the seller to pay your wifes best friend bored housewife realtor 2.5% of the deal to fill out a form.

All the dumb buyer has to do is call the listing agent himself (im assuming he can use a phone) and say 'i want to buy this condo can you write up my offer' and the other clueless noobs will be shut out. Of course you can still get outbid but this is your best and only chance and IT DOESNT COST YOU ANYTHING to use the listing agent. dumb.

I dont care what the law says good luck enforcing the law in CA. Hiring a lawyer is also what a clueless noob would do - add yet more hungry expensive do nothings to a transaction for no reason, they will only get more money out of you, since you are clueless.

Some office does funny stuff. There will be lawsuits for years to come. Attorneys will have plenty of work for the next 10 years. Everything in life has a price. Think twice before you act.
