Centurylink wants to buy an easment on my property

I got a letter today from centurylink proposing to purchase an approx 100 square foot easment on my property to install some equipment. They offered 6k, I laughed. Id think about 10k for a ten year lease. Just curious if anybody has any experience dealing with this type of thing. I'd appreciate some input including how this relates to the zombie apocalypse.

If it is cell phone equipment, price in the risk factor of being exposed to the strong EMF.

I think it's something to do with fiber optics , the letter included a picture that was supposed to be a general representation of the proposed equipment. Two large metal boxes. Mostly I'm stoked that fiber might be coming to my neighborhood, I'd love for Comcast to have some real competition.

Did they send a letter to all the neighbours in the hope that one of them would accept? You'd better check!

If my neighbors want to sell out cheap all the power to them. I want a premium if I'm going to give up the best chunk of my lot for tomato growing.
I haven't talked to the neighbors yet but I'm wondering if got the letter because I own my property free and clear. I'd imagine there would be some complications with selling an easement on land that has a mortgage on it?
