Everything about that place screams bottom shelf flip; the laminate flooring, the crappy quality window frames, the Home Cheapo cabinets and the Ikea appliances. The bars on the doors are the highest quality feature I see. All the Ralph Lauren tones and trendy urban planning hype in the world will never make that turd shine for long.

People have been trying to improve (gentrify) W Oak for decades. Its still an s- hole and sketchy as hell. No gangs in W Oak? You dont know shit. All the hipsters in the world wont make a difference. Acorn runs that area.

That property is between the Acorn Housing Projects and the Ralph Bunche School, Oakland's reform school.
Yes, West Oakland has many educated, employed, people in their 20's and 30's. It's an "in" place to be. But many, if not most of those are clustered along the Emeryville border north of West Grand.
Don't listen to these guys they don't anything about Oakland. West Oakland is in transition. That area has a wonderful art school for children and adults. There are new businesses opening in the neighborhood that are very cool and hip and modern. Young modern people are drawn to that area. The people who post negative talk about Oakland are bland, boring, lack creativity, love the color beige and live in Brentwood.
I'm a musician who recorded in that part of Oakland. But, I would never, ever, sink my hard earned money into actually having to live there. My colorful musician husband who loves hanging out in bad neighborhoods is the one who insists on living in beige San Ramon. I prefer the Berkeley Hills. Nothing bland about it. Hipsters are all driving up the prices so actual artists and musicians who want cheap live/work space are being driven out.
West Oakland has always been known as the BART stop for rich teenagers from Walnut Creek to get off and get their meth. Yup. Nice reputation.

I don't believe an investor purchased this home since it seems to have been redone. Investors usually buy homes at rock bottom prices, from banks, not from another investor.

105% increase in price since last bought Oct 2012.
Looks to be fully remodeled and upgraded.
A 2 bedroom in this area should fetch $1,100-$1,300.
Planning on renting 1 out and living in the other.
Will be checking for separate meters and what an 800 sq foot home feels like.
Neighborhood seem ok based on the crime map.
Thoughts? And final sales price.
