“It looks like the investors can leave the market as fast as they arrived, if not faster,” said economist Jeffrey Michael, head of the Business Forecasting Center at the University of the Pacific in Stockton. “With higher prices, the rates of return are not quite so large. It’s natural for them to pull back.”

someone from Half Moon Bay compared Sac to Phoenix.

I don't get it. Sac is in the Delta, plenty of water. Parts of it below sea level. Phoenix should not exist, and soon it won't, because it'll cost too much to keep pumpin that aquifer dry.

I recall that you took heat for writing the words 'Housing Recovery? It never existed.'

That too- which was discussed. The "recovery" was in price, not in sales, not in homeownership rates, not in new housing starts.

The higher prices reflected nothing but artificially low interest rates, not improving labor markets or wage increases. A short term meaningless price burst.

I grew up in Sac and wanted to escape as soon as possible. If you can deal with the heat and cold its not bad. Actually some parts are still quite nice like Granite Bay and midtown/east Sacramento. Unfortunately a lot of the cool small shops closed up and more areas have become ghettos full of crime. Agree beats Stockton and Tracy. If I can work remote or only need to commute 1x a week to work and get a sailboat to sleep on few days a week, might consider a place there as it is cheaper than rent here in the bay.
