You are smoking crack if you think real estate will be flat. Inventory is incredibly low and prices with be up another 8% minimum in Santa Clara county and surrounding better performing areas. Homes are flying off the shelves with multiple offers just like last year at this time. Good luck if your a buyer and if you are a seller try and wait until next year. Good luck renters.
