After working with, oh, about 4 moronic RE agents over the last couple years I am on my 5th. I am looking for a tri/4plex in Oakland.
After speaking with her for about 40 minutes last week she is surprisingly a bit brighter than the average idiot used house salesman.
She claims to be very knowledgeable about the zip codes I am looking in and gave me a very informative rundown about topics such as removing parasitic renters (that fall under rent control) and pros/cons of illegal units.
At the very end of the conversation (I suppose to further validate herself) she adds that she flips properties. Oh, guh-reat!
So I may be competing with my own RE agent for properties. Even if she only flips SFHs I'm sure she has investors on hold for multis if a particularly juicy property comes around.

I just love the sellers market! =)
Yeah, I'm just a touch bitter. ;)
