I browsed the SF listings, and from some of the prices and descriptions I get the distinct impression that there may bed-n-boink and not just bed-n-breakfast, in some cases.

KinkBNB is marketing itself as the sex-positive Airbnb - and tenants and renters alike know what they are getting into when they sign up for the site.
The Airbnb-style homesharing website now lets lovers book sex-focused getaways without stressing about waking up the next door neighbours or being landed with a hefty damages charge.
Its layout is similar to the traditional homesharing site - listing amenities such as washing machines, gardens and swimming pools.
However, there is a twist. Each house also lists what sex aids it has - so a bondage room, sex furniture and toys.
The website came about because one of the founder's friends had her house taken off a homesharing website after advertising images of sex rooms in her house.
Anyone can sign up as a guest or a host.
However, you have to be approved by a moderator and get a code.
It's not a niche site - there are countless listings to browse from around the world, although at the moment it is mainly focussed in the US.
