I am selling a property and weighing the options of using an extended family member realtor based out of So Cal vs a local agent to sell my Bay Area (East Bay) home.
There's obvious things like they won't be as familiar with the local market, neighborhood, etc.
But I'm more concerned with technical limitations specifically related to MLS.
I'm getting a sizable discount in commission payment since it's family, but this won't be worth it if there are some sort of non local MLS limitations that could potential affect my advertising reach.
I don't have any evidence, but I've heard that someone using a non local MLS service to post to local MLS may not have all the same advertising capability unless they are paying local MLS fees for that area.
Is there anyone on Patnet experienced with this that can shed some light on it?
