No crash. Hope you're learning. Buy a house. In 30 years, you'll thank me. At minimum, your house will be paid off. Price appreciation is just bonus. Sure beats paying rent in your 60's :).

Sounds like you probably made reasonable purchases that fit within your budget as you were able to hold onto them through the crash. I'm still waiting for a sane economy, or a property that makes sense. No regrets as I've never spent as much as someone who pays mortgage, even now. I definitely will not be buying anytime soon as things seem on the brink of collapse, and I have less than $3,000 of outstanding, interest-free debt. Never take on debt during times of turmoil.

I have known quite a few leveraged shipwrecks who delved into multiple home ownerships during the upswings but couldn't survive the crashes. If you pay cash for the homes, it's fine. If you require debt instruments, then you are gambling and need to have a contingency plan for the crashes.

One Mormon couple up the hill in mansionville locally were murdered by their reprobate son on drugs and with a gambling habit. Their 'empire' of leveraged homes crashed in '08 and '09, so they couldn't continue giving him money for his habits. He killed them to try to inherit their shit, which wasn't shit any more due to the crash.

The only way to get more housing stock is to stop showing up. Quit going to open houses, let the first lucky asshole that saw it first get it.
Stop going to open houses, and drop out of the market. The Realtors will be at the State and Federal Capitol lobbying for 55,000 new communities to be built.
They depend on inventory, if there isn't any inventory, then there should be any suckers, I mean buyers. Why would they want more houses built, if everyone is going to show up for one available house, and bid it up to their wildest dream. They only need one sale a year to pay their bills, in that world.

Take it from an old timer. There will never be a "sane economy" (ever). There's always going to be a risk - but no guts no glory. As Magic Johnson said, "I've never made a shot I didn't take". But home ownership is more than just money. It's the sense of ownership, being part of the community, being able to paint the house whatever color you want, starting a garden, setting up a mini mechanic shop in your garage, tearing down the walls and making it your own ... all without worrying about what your landlord will say. It's a lifestyle. And after 30 years (for most of us, lot sooner), it is free and clear and it's completely yours. If that isn't your thing, nothing wrong with renting. And top of all that, it doesn't hurt that every single person that ever purchased a house that still has it today - has made a nice profit. But that's just icing.

As I tell everyone starting out, if you want a place to call your own and make something your own, buy a house. If you want to make money, invest in the market.

I stopped tracking the case 6 months ago. You can look it up in the county court records though. Long day of travel yesterday and today is a lazy bum day with it being spring break for the kids.

As usual with law the goal post just keeps being moved and it takes forever for it to come to a conclusion. Covid didn't help either. If he's found guilty (not saying he is) Covid was a blessing for the dude as it gave him 1-2 years of extra freedom.

None of us are that old, but let me refer you to pre-1913, and especially the early 1800's. Without central banks our economy was quite prosperous and stable. And I see that coming again soon, as the current system is completely unsustainable.

I'd broaden this to land ownership, homes are depreciating money pits. I've literally done, or been able to do almost all of those things as a renter, especially the community part. No neighbors I've been close to have cared whether I owned or not.

That's a tricky one as has been pointed out here many times. You have to calculate the increase in land value vs the money tied up in the house, including maintenance, and compare that against other investments over the same period of time. And the biggest part everyone seems to forget, regardless of investment, is calculating for inflation.

But I'm happy you're happy. As long as we are responsible with our money, and rely on ourselves, I don't think we can ever be disappointed at the outcome.

Bay area is California. Thanks to prop 13, my property taxes are negligible. And maintenance is nothing. At the end of the day, people with money buy houses. They don't rent in their main residence. But there's no shame in renting. But if you're an astute smart investor, it makes no sense to rent.

Since when are depreciating assets investments? Seems like your back-peddling on your prior balanced view that they're for living in, not making money on.

I've paid between $1,200-1,600 nearly the entire time I've rented, most of those being houses. The places we considered buying in when we looked, I have no interest in living there now. I've never had to eat shit at work because I'm worried about bills, or can't quickly move. The little debt we have is interest free, and could be paid off in two months if needed.

No one is starting companies out of their garage in Palo Alto anymore. San Fran's time has long past. There's was a time your advise might have made sense, but not anymore.

Court case is still ongoing. Innocent until proven guilty. If the guy did it, Covid was a life saver for 2 years. Prosecutors tread lightly with something like this and don't charge without evidence, but the judge apparently heard enough to issue $1M bail. Next court date is in May.

And a note for Patnet users, keep the case number if you want to search. Orange County started charging $$ for name searches... BS. Case # 19HF0572

Here's the case activity. No clue what any of it means, but still ongoing.
