What we've seen so far in problems with the banks is those that purchased long term bonds that went down in value as interest rates went up.

Some mainstream economist crunched the figures and came up with a $620 billion dollar hit to the banks balance sheets if these were marked to market. That is if they needed to be sold.

We haven't even gotten to the fun part yet. That's when borrowers start to not pay back their loans because they ran out of money they could borrow on their credit lines. Credit spreads are widening especially for junk bonds. They are now over a 5% spread to treasuries. That means companies are borrowing at about a rate of 8-9%. Companies trying to roll-over their outstanding debt are gonna find that they just can't pencil in anything except for losses at these new rates. Credit is simply going to dry up for a large swath of corporations.

This is my point. You can make money on a crash. Play the game. You might be right and there could be a crash in two years. What are you doing to prepare for that to make money off it? Otherwise this is all just wasted keyboard clicking.

I ignored the pandemic though. Again, first mistake is not understanding the game. Did anyone think there was an actual pandemic? Be honest. Firefighters, cops, doctors, nurses, EMT's, public works, etc. etc. These people all had to commingle in a work environment, many with bodily fluid transmission, blood, etc. Somehow it would take 15 days to stop a pandemic????

Everything is done for a reason is my point. You have to know the game and how to spot it. Fiat is a game that you can manipulate, just like they did in basketball with Shaq. Who cares if it's labeled fraud if it's legal I guess should be the question? The millions caused harm by it were sheep and probably still are to this day. Most people don't know you can get away with not paying your mortgage for two years and never owe a dime to anyone after the fact. You can still get loans with screwed up credit, so even that doesn't matter.

People are sold lies daily to make them behave a way to make others rich. That's the point I'm getting at. Look at ANY billionaire. There's not one that hasn't defaulted on some form of debt. Zilch. Zero. But us the common people are told it's a sin and our lives will be destroyed if we don't pay the gods so to speak. That can be through debt or hell vaccine.

This was my point in my earlier comment from back in June. Live by what you experience unless you're some sort of hermit or whatever. Someone can call me stupid, but I missed the housing crash because of obvious signs and so did everyone else. I commuted to Chicago daily basically. You know what disappeared from 2005(ish to 2007(ish), trucks. Specifically lumber. No rail cars with lumber. Local airport that caters to private business jets, nothing to be seen. I noticed, but thought nothing of it.

I got my ass handed to me by missing out on the obvious in front of my face as the media and government said everything was fine. Covid was the next big test in my lifetime and I called the bull shit from the word go. Fiat and currency manipulation is no different. In 10 years your money will be worth 50% less. How do you plan for that? It's not a prediction, just assume it's going to happen and you'll be ahead of 95% of the human race. Government and banks will never do what's in the best interest for you. Ever. Plan accordingly and you should be fine.

No on his winning the rat race if they don't know it's a game they're involved in. We are. Most don't know it.

We've all been wrong at certain points in our lives. It's how we learn from it that matters. Millions of people feel stupid and are too reluctant to admit the covid mistake of getting vaccinated. She didn't "need" it and realizes that now. She had side effects. Admitting you were wrong or made a wrong decision is extremely difficult. Put it this way, she's no longer a sheep.

My track record is generally impeccable after I've made a mistake. Our fiat is not going anywhere, it's how you manage it personally. Everyone will make mistakes. My wife did with the Covid vaccine. That won't happen again. I've made good and bad mistakes with my money. Getting down on the "system" is a losers mentality mentality. It's excuse making because you didn't figure out the game. No different than strategy in Chess. I've made financial decisions that 99% of pat netters would balk at. I'm 100% better for it.

As long as it's legal, you don't owe anyone on this planet a damn thing. Until one realizes that, they'll be stuck in a life like prison thinking they're free. Know some semi successful black men or women. They give no shits and will game the system to their advantage. Like I've said, this is a game. Either learn to play it or you can complain about it. Game ain't going away.

Yours and my experience are different. I grew up a country club kid around people with $10M+ net worths and some well over $100M. Including family. They show their wealth 95% of the time. Maybe regionally people behave differently. It has not remotely been my experience people hide their wealth.

What I don't hear is rich people bitching about fiat/currency and politics. They don't care. They control both. That has been my point here. It's not about bragging or any of that. You either play the game or complain about the game. I choose the former for me and my family. I'm charitable, but I'm not obligated by any means to help people realize the game.

And I never said I like the federal reserve. I just know what it is and I plan accordingly from a financial prospective. My 2023 dollar will be 0.50¢ in 2033. So I make more money. I don't complain about it. Most people don't want to work or want an easy job that pays shit. That's a choice. That's not a problem of currency. It's a problem of personality.

Listen I've ran a business for 15 years. White collar. I now work blue collar. Wife is white collar work. I've experienced pretty much everything you can. I helped develop a subdivision with my dad when I was 16. Sewer, water, annexation to the village, permits, etc. I did the work. My dad would go golf and gamble. I've experience more by 40 than 99.9% of people. I ain't perfect, but I know what I know.

This isn't directed at anyone specifically. What I've learned is the most toxic traits in humans is jealousy. 100%. Deal with it on a daily basis. It kills friendships and relationships. Understand that the Fed doesn't care if you dislike it. Even if you think you can defeat it, it will 100% for sure come back in another form in a couple years. You've lost control thinking you have control over this stuff. It's just life. Manipulate it to your advantage or complain. I know what I'm choosing...

You do understand what a basement is? And a garage? 4,400 sq. ft. total and 600 sq. ft. garage. Sorry, I only count above grade real estate unlike douche bag realtors. It's called constantly being vigilant against those that would take advantage of these systems for their own gain. You don't stop fighting just because there is always conflict. This will probably be the hardest cycle to fight against the fiat masters because the people are so utterly ignorant of what is happening. So finished basements can be lived in, its just that they are not better compared to above ground bedrooms. I considered my finished basement as the 4th bedroom, and is valuable for large families that are on a budget for buying a townhome.

I don't know the practice in other states. All I know is that CA houses don't have basements. If they do, they're custom built.

We own a handful apartment buildings (Victorian), where some have partial basement and some have full basement. This is where we have on-site laundry and water heaters as well as use them for storage. The basement square footage is NOT included in the building square footage. Garage is also NOT included in the building square footage.

Bingo!! Even if finished, basement wise in an areas I've researched or worked in, basements are NOT included in total square footage. Garages as you mention as well. This is real estate 101. It's below grade or not livable space with regards to a garage.

To GNL, I'll state again, I don't lie. You name call not even knowing the protocol in real estate. You CANNOT put basement square footage in the MLS as a real estate broker. You can and will get fined inflating square footage including below grade space. I've appealed dozens of appraisals and my own taxes plenty of time. I know what I'm talking about.

My house is 2,200 square feet with what will be a finished basement of 2,200 square feet. Basement and main level will combine for 4,400 square feet. The house for assessment purposes is 2,200 square feet. I have an extra deep 3 car garage. I can park six cars in it. Just because you photograph houses doesn't mean you have a clue about real estate or what I'm doing. Focus on what you know. You clearly have no clue about the industry besides your niche of photographing other peoples work. Stay in your lane my friend. You're out of your element.

I just confirmed with 3 of my agents that total square footage is adjustable on our MLS. The tax record is automatically entered by the system but the agent can adjust. And why not, people do all kinds of shit to their homes over the years. Our MLS is one of the most advanced/modern in the country and covers 6+ states. Once again, you're wrong. And Eman, while I still look at him as an expert, he is talking about commercial properties. It's different. ANSII counts condos and apartments differently. You're the world's greatest broker but you deferred to an investor in a different state who's never been a broker AND is commercial focused. Stay in your lane. Don't get too far out over your skies. It would be retarded for an agent not to list every square inch they can.

Also, not "just a photographer". I'm a business owner and manage more than a few people. We draw floor plans and we're experts at avoiding lawsuits while being as accurate as possible at a good price with next day service.

I've said it was a ranch for a while. That's never changed. Above grade is 100% for fact different and is the first MLS square footage you'll see. An appraiser sees. A bank sees. Your brokers don't know what the fuck they're talking about whatsoever.

Eman invests in residential real estate. Commercial residential is no different than a buyer of a single family home. Square footage is above grade. That's not debatable. Can brokers lie and include below grade square footage. Yes. They should and will likely get fined or lose their license at some point. You're questioning something you know nothing about. You photograph houses from brokers too dumb to be able to do it on their own in the 20 minutes it takes. I'd suggest getting advice from smarter people.

If they list anything over a year worth while, they can save $10k easy doing it in house and not hiring you. Your customers are morons and they're shaping your perspective that you have no clue about. But whatever. I've clearly triggered you. I know what I'm talking about and you don't. Haha. I grew up in a fucking mansion just about. It's like living in a museum. If your house is worth money and it's an investment, fine whatever, but it's not more comfortable or better living in a large place.

You kind of have to own a large place when you have winter, because of cabin fever, but I would never want to live in my childhood home again. It was a beautiful home with a ton of upkeep. The simpler the life, the better.

The bigger it is, the more you have to worry about, the more you have to repair. Even heating and cooling is a problem, because of differential expansion rates which I bet most people are ignorant about. It pulls out nails over time. My father had a building supply business, our house was put together with screws, not nails.

That house will last for at least another 100 years, but man, there's still upkeep. It's not like it just degrades, you repair or else.

The house I grew up in was "space age" too. In the foyer, there was a button for EVERY LIGHT in the house, controlled by relay. Super advanced for 1960. Don't make the mistake of integrating "new technology" in your home. Can't even buy parts to replace it.

People that want large homes, and don't have one, don't know what they are getting into. Just vacuuming it sucks. There were rooms we were basically forbidden to go into, because my parents didn't want to have to maintain it. In the living room, which was different from the family room, we had picture windows, like 12 feet by 5 feet. Impossible to replace now. Great view. Very expensive to heat in the winter, and blindingly hot in the summer. God forbid they ever break, you can't get that size glass anymore.

It's a white elephant. My father ran a business, he HAD to look successful, that's the price he paid. Nothing cozy or comfortable about it.

Beautiful home though. I feel sorry for the poor bastards that own it now. They sold it to their best friends that always liked it. Those poor devils.

I can't tell you how many huge homes I've gone into that were either 1. Falling apart or 2. Had the original green carpet. In amazing old $$ neighborhoods. People love to put on airs. Both of my mother inlaws own big homes and I guarantee we will be watching those homes crumble all around them.
