Ok, looks like nobody is gonna chime in, so I am telling you what I think.
Your friend's property is century old home, and it's right next to UMKC. That sounds like a home for rent. Those university kids need a place to dunk beer bottles and get laid. Does your friend rent this house for the kids?
Few homes in the area, little smaller than your friends. About 1000~1100sqft, 2 Beds 2bath homes. Listed at 145~155K range. Your friends property is bigger but half century older than those homes and is located right next to parking building. Thus, I sort of doubt he can get away with 185K.

He's done a lot of work on the house:
new water heater/ AC /heater /deck / new wall to wall siding, brand new tripple pane windows, and insulation on both sides. Plus he redid the foundation.
As such, he was not thrilled with your assessment but thinks it's fair.

A co-worker of mine in SF is looking to sell his Kansas City home. I mentioned this site as a great tool for research and getting a feel for a market. He wanted to price his house around $185K.
What do you guys think of the price?
Most of you are probably unfamiliar with that local market, but given your ability to shoot down locally priced homes, I thought it would be interesting to see where you guys would price this place.
2 bedrooms/2 sitting rooms/ 1.5 bath/ deck/1300 sq feet
