I live in a high price oceanfront community in NJ and I have a couple of observations
1) the teardown phenomenon has returned , the lower land cost and much more competitive homebuilding environment has spawned a silent wave of teardowns, no complaints this go-around however
2) much nicer homes are on the seasonal rental market than in past years, summer rental market is till very soft because of the jobs situation
3) until about a week ago there seemed to be relatively few homes on the market, then the warm weather brought out the for sale signs like mushrooms after the rain
