Disregarding the "how" and "why", I think we can all say with certainty that the period leading us into the housing bubble was a national phenomenon. At some point, the regional/local economies will take the lead in driving real estate prices. When do you think this will happen or do you think this has already happened? If it hasn't happened, what are the major inhibiting factors? Or am I completely off-base? I've been wrong before that's for sure. I realize there are ALWAYS going to be nation-wide influences but for bubble and burst it appears to be an overriding factor instead of a contributing factor.
