I lived in Sunridge Park (right behind Anatolia) for 3 years. Houses in that area were originally prices from $350-600K but collapsed to the current levels of $200-$250k. Rancho Cordova is a decent area. I had no major problems to speak of. There wasn't gang activity or high crime but there are several downsides to the area.
-There is a business park that manufactures airplane parts called Security Park that has an eyesore of a building that stands about 20 stories high (envision rolling golden hills everywhere with this thing out in the middle of nowhere, it stands out in a bad way.
-There is a local Rendering Plant (renders animal fat and restaurant leftovers into various products) about 2 miles down the road. The smell in the summer is horrendous!
-There is a rock quarry about 1 mile up the road that operates 24 hours per day. Lunch horn and all just like Fred Flinstone.
-Last major thing is that there is nothing, and I mean nothing out there. 20 minutes to the nearest grocery store (there is a site in the front for what was supposed to be a Raleys and a Safeway but they have been "Coming Soon" for 5 years now. It’s like the suburbs (track homes) without the convenience of the suburbs (localized economy).
All that said there are some good things about the area:
1- The main reason the houses are more expensive that the rest of Rancho is because of the school district. Rancho Cordova Schools are terrible; gang ridden and low performing. Anatolia is in the Elk Grove School district which gets high marks and doesn't have the same issues as its counterpart.
2- The homes are newer (2004-2011) and larger/more modern than Rancho Cordova. Most homes in the heart of Rancho were built in the 50-60's so they require quite a bit more care than the newer developments since they are run down. The only exception is Gold River which is a suburb of Rancho but the homes there are much more expensive.
3- Bang for your buck doesn't get much better. Just go to MLS to browse. Tons of 2500-3000 sq ft homes fully upgraded for $250k (these models when I bought were $550k).

thanks so much for the input. my main problem with that area is "nothing is there". from anatolia, 20 mins drive to the only Chinese restaurant there which has the worst food.

i have a few relatives living in Rancho Cordova. they bought a 5/3 house in Anatolia Village for 350K in 2009
the prices of the houses there have dropped in that community, but it is still around 250K.
the prices for the rest of Rancho Cordova are normally below 100K.
my questions are
how's Rancho Cordova?
why that Anatolia Village is so expensive? i understand it is a new community and houses are very new, but they are twice more expensive than the rest of the city, and it is at the south east corner of the city.
