Sounds like a big flip to me. Anything else look odd about this?

Thanks! Found out the selling agent owns it. Said it was a rental for a long time. Says there is a leak in the cellar. Also, said the spa was filled in for some unknown reason. Interesting to see if it goes quick or not.

doesnt make sense. 700 grand for something in the middle of nowhere, and requires repairs.

Also invalid APN. can only look up by address. last sale recorded is 455 which is still quite a bit for boonies.

Decline in 250K shouldn't be that much but a 100K drop in value on 750K is a big deal. I don't understand your math.

It is 10 miles to walnut Creek, 15 miles to Oakland and 20 miles to San Francisco, your job centers.

The problem with Moraga though is that in order to get outside the Lamorinda area you have to drive for 10 or 15 minutes, through town, just to get to the freeway or BART.

Maybe not a big deal to some, but adding 20-30 minutes to a commute each day kind of sucks.

This is the kind of stuff that kinda drives me bonkers. I know people in Oakland/Berkeley that may live several miles closer to BART, but it takes twice as long to actually get to BART from their house due to the extreme congestion and the fact that they are bumper to bumper on city streets or weaving through neighborhoods.

I lived in one of the most exclusive neighborhoods in SF (SeaCliff) and it tooks me forever to get anywhere.

Driving 20 minutes to a BART station is nothing for someone who wants a nice, safe neighborhood that is gorgeous and close to almost everything, with some of the best schools in the state.
