Turns out I made a mistake by buying the Bay Area Mansion with the 5 car (more or less) garage and the ice rink. The ice rink was the proverbial straw . . . Do you know how much the electric bill is for an indoor ice rink? Of course you don't and neither do I (Oops!). Also, when I drove the Zamboni, to save a few bucks by not hiring an experienced Zamboni professional, I found it very boring. It is almost the same as cutting grass. You know the old "up one lane, turn, go back." At least when you mow grass, you get that sweet smell of freshly cut grass.
Bottom Line: This guy in Georgia was willing to trade. Actually, I forget how many cars I could park in the old place (I've looked in "My History" and was unable to find it--Oops!!) but the new place has a parking barn that holds hundreds of cars. And the sucker was willing to do an even trade.
Anyhow, here's the new place and the presentation is far more "down to earth" than the previous one. P.S. Love the "Spanish Guitar Segues."
Wife and I would be happy in 700 sq ft, as long as it has a garden and a view of the ocean.
The view of the ocean part is the expensive thing.
consider a multifamily in Redondo beach, the economics are much more likely to make sense for an owner operator situation. Also makes for a good/excellent airbnb if you wanted to go that route. would almost certainly need some work to get up to date, but they do come on market periodically and is far more affordable than hermosa or Manhattan beach.
overall nice place except for the occasional riff raff at the pier comparatively to other beach cities.
