This is a 23 acre estate which will be coming back on the market in a few weeks. It was priced at $2.89MM a year ago and higher than that the year before. It has only been viewable by appointment with the listing agent present, which has limited its exposure. There's a 5,000 square foot ranch style house that is very well done but unpretentious, a 2,000 square foot 3/2 pool house that is gorgeous, A wine storage and tasting building, clay tennis courts, saltwater pool, horse corral and stables, fenced half acre garden and a 2 acre dwarf apple and pear orchard. The drive is paved and the landscaping is mature. It is very private and has very nice pastoral views, plenty of water and Gold Ridge Sandy Loam soils. According to the listing agent about 17 acres is plantable, my opinion is that a little less than 15 acres is plantable. What impressed me most about this estate is that every structure is placed and oriented properly for privacy and utility ( I'm a broker, it is my experience that 2 out of 3 estates have the buildings on the wrong part of the lot and often oriented improperly). It's well designed for entertaining as well as being very livable, not something I see very often. And it has been well maintained. The main house would cost around $300-$325 per sq ft to reproduce, the pool house about $450. roads and hardscape about $600k, landscape about $200k. I had the opportunity to spend time looking at this place during last years brokers tour and spent almost 4 hours walking and looking. I usually will spend 20 minutes, maybe 30 at an estate of this size unless I have an active buyer.It's too big and way too expensive for me, but it is nice to see something well done.
