On a per acre basis this is about $500k...in an area with a high water table. Which means that IF there were room for a septic system it would have to be a wisconsin mound system which is expensive. IF this was a full acre, IF the home were removed and IF it had a good producing well it might be worth as much as $55k. If I had a client who insisted on buying this place I'd tell them to find another agent, anyone that stupid is dangerous.
