There's also a detached 900 sq ft granny over the 3 car detached garage.This place is also known as pocket creek farm, it's located where pocket canyon starts opening up a couple of miles south of guerneville. Pocket creek runs through the property and when looking over the side of the bridge to the home it looked like wonderful steelhead habitat. According to the listing the home was built in 1948 and it is solid, but dated. The entrance is paved and hedged, there's about 7 acres of open meadow land with the rest in trees (Mostly redwoods). The half acre pond is for recreational use, not irrigation.Water for the house is from a spring and there's an agricultural well for irrigation. The house has a nice sized basement area with a wine cellar and meat locker, the foundation has clearly been replaced and the pour looked very good where it was visible.I liked the floor plan, the oak floors are of superior quality and pegged, not nailed. It's a beautiful piece of land with great visual privacy. Road noise is the one drawback, the house is about 150 yards from HWY 116 and road noise was perceptible everywhere outside.Double pane windows would likely eliminate the road noise inside and about $200k would be needed to update the house and granny to today's standards. It's livable and more as is, but it is a 1948 house. I suspect you could get it for $800k or so and it is well worth that sum. Without the road noise it would command $250k more in today's market.
