It's a completely different market now. Actually, it's one of the historically radical differences within this market and why a lot of people feel it's volatile and artificial.

I lot of people feel it is volatile and artificial because so many got burnt so bad. People are justifiably scared. The 2008 crash was the worst since the Great Depression. I'm sure people said similar things in the years following the depression, but bad times do not last forever. If you stay focused on the long term horizon you would have seen 2 years ago was the perfect time to buy. If you missed the boat, don't worry, another boat has just arrived.
This is truly a once in a lifetime opportunity you cannot ignore. We don't live in caves anymore, we have to build houses. The last 6 years saw very little home building, which has resulted in a severe housing shortage, which is exactly why rents are so high.
A few months ago I even put my parents retirement account, and my sons college savings into home building stocks, I'm that confident.
Housing is not going to zero.

I didn't miss the boat, I just can't get behind a market that has dramatically shifted from the historical average. I know a lot of people who were burned in the last boom and I was suspicious for the same reason the last time and even had people angry at my husband and I for not buying into the market we were told by all the experts would never go down. Well, it did go down, and it seems just as odd and questionable as the last time.

Cell phones, large screens, computers, life saving drugs, internet did not even exist a hundred years ago. How the hell are you gonna make a comparision? Our standard of living is determined by the introduction of new technologies, not maintaining the value of a currency.

Our standard of living is based on both. Just imagine how much better off we'd be if we didn't destroy our currency or wealth while yet kept innovating. I don't think an Iphone 5 would cost $500 but certainly not 10 cents either.

no.. he made no such comments about the civil rights movements. the critics would like to make many people believe what happened in Mobile Alabama or Mississippi was common across every city in the South, even in a small town in Louisiana and of course, every white person was in the Klan enforcing Jim Crow laws. If i remember correctly from previous posts, you are looking in S. Cali area. Ive been looking in S. Cali and in certain places, it seems that prices have come down a bit.

Also, I know from previous post that your wife is a physician. I dont know what you do, but dont you think it silly that one a physician salary you cant afford a nice home in S. Cali?

I think affordability is crap in S. Cali... unless investors can maintain these prices, I feel like they ahve to come down sooner or later.

Not a problem at all. We're looking mostly in Pasadena and Altadena. Sometimes South Pasadena, and we've given up on San Marino. SP and SM are pretty pricey. I nice home, 2500-3000 sqft, is upwards of 1.6-2.1 million. We don't want to pay that much just to be in a good school district, although they are both very nice areas to live.

The whole Pasadena area, especially with slightly larger homes on 1/4-1/2 acres didn't budge too much.

We weren't ready to buy from 2009-2011. Too many life changes and chaos. That would've been the time, although most places were going for what people paid in 2005-2006, or even more.

Admittedly, we're looking for a home that is probably a bit more than most, but they sure don't feel that amazing. Just normal family homes with a pool and a decent back yard. They're still fixers that need another 150K put into them to be nice.

In the los altos and cupertino area, at least, supply is at all-fcking-times-low.

Check it out on mls. Check out 94040, which has (for the most parts) good schools in mountain view.

Likely 2014 may mean the most ridiculously high increase in housing prices ever in this area.

Unless, of course, interest rates raise to 6%, and investors start really dumping.

Would anybody consider investor dumping a high chance event in 2014/2015?

1) inventory is at or near all time lows
2) interest rates are low, near all time lows
3) prices are high as bubble prices in 2006
4) affordability is horrible
5) investors are backing off
6) wages are not increasing much

Arent these all arguments to suggest that prices have no where to go but down since each of these factors will likely not be maintained at these levels?
