Just a little fun, what do you ask when they open themselves up like this?

What questions are realtors really not comfortable with? Especially in public / social media

"I know it's standard to give a blowjob upon closing, but how big does the commission have to be to tap that?"

This is true in 90% of real estate transactions.

1. How much are the property taxes and HOA fees?

2. Why don’t you like to say “house”, “condo” etc.?

3. Where is the seller going to?

4. Is this a high crime area?

For Entertainment and Fun, during the 2006 Housing Bubble I would go into open house showings and talk to the ®ealtors. Sometimes asking them about selling our home, sometimes about being a buyer.

As a buyer I'd ask them about the property taxes.

As a seller I'd ask them about what kinds of people could afford to purchase my home and how they would finance the purchase.

Occasionally, other lookie loos would listen in.

It was all just to take their time away from more serious people during the small window of hours they have on their weekend open houses.

Ahem, dude: Patrick is in the SF Bay Area. His blog was originally focused on SF Bay Area real estate stuff.

Here in the SF Bay Area, you may say never mind, but others may have heightened interest. Because it's soooo San Francisco.

Yes. But here in the SF Bay Area, ®ealtors never wanna discuss that topic.

Property taxes, in many jurisdictions, are reassessed when property changes hands. I know some Chinese ladies who were shocked that there are such a thing as property taxes that you pay every year. I'm assuming these same will be even more shocked when the previous owner was paying $1000/year in property tax and then they get hit with a $20k/year when they buy. Oops!

"You say the seller pays the buyer-agent commission, but the seller gets the money from the buyer. So isn't it really the buyer paying both sides of the commission?"

Most agents don't do that, that's a a serious liability. I wont say all, there are scum bags in all industries, and the hurdle is pretty low for real estate agents, so it attracks a lot. Also, that's what the buyer in investigation period is for, and you're home inspector should pick up any flaws. Unless you're talking about something non tangible like a loud neighbor or death in the house, and there are disclosure laws that cover those as well.
