That's just a guess, but it's not far off what the National Association of Realtors do. It's funny, I always thought the housing sales were based on FACTS. After all all sales are published in newspapers that are of public record. It wouldn't be hard to ask the members in each area to submit the sales in there area to the National Association of Realtors, combine it with other sales from states and nationally and get true numbers that are very accurate.

This apparently isn't what happens. They just guess what the sales are and based on what ever number they come up with base there projections on them. Now I know that the NAR is a worthless pieces of shit when they come up with market projections, but I wasn't aware they also just make up the sales figures too. They are trying to explain away the incorrect numbers with database errors, outdated 2000 Census data and MLS listing problems. If these are in fact true, which I doubt, there entire system is worthless. If you based your facts on actual published sales, that list full addresses, you have a completely accurate sales figures with no "double" counting. But I do not believe that is in the NAR best interest, they exist to sell houses and take there cut. If people where armed with actual facts instead of NAR bullshit, they might not buy.

its a mess, trust me

double counting REFIs, quit claims deeds in public records, etc. MLS's that wont cooperate with NAR (yes there are some) plus FSBO. There is no single database but rather hundreds. rotsa ruck getting your facts from that mess.

Just laughable! Of course the state regional numbers are no better off. Anyone check CAR numbers as being accurate ? Doubtful!

I recall mid 80s, 6 different realtor organizations in Santa Clara County alone.

Most buyers / sellers believe it and\or the "MLS" as one big entity !

California Association of Realtors.. im sure your state has one as well. They are the individual realtor organizations that feed data to the NAR mothership. If the NAR numbers are wrong, than so are the local REA orgs.

You guys are so hung up about NAR and feel so smart that you don't believe their BS - keep tapping yourself on the shoulder when its obvious anyways.

You ask a car salesman if you should buy a car, you ask a dentist if you should pull the tooth, you ask a landlord if you should rent or buy, you ask a realtor if you should rent or buy, you ask a builder if you should buy an existing home or a new home...etc...why would you listen to somebody that makes money by pushing you in a certain direction??

Realtors are not inherently bad people. It's the system that is to be blamed for realtors being shitheads. If you have a family that you are trying to feed and you make a living by getting a commission of selling houses...what would YOU do?? You would tell people...don't buy?

You always have to inform yourself and make your own personal decision about pretty much anything in life. Do you trust your doctor when he tells you that in order to get rid of the pain he needs to perform a very expensive surgery? No, you wouldn't. You would do research and figure out what maybe the best thing to do. Maybe the expensive surgery IS the way to go. Maybe not.

Whether to buy or not to buy all depends on your own individual situation. What kind of job, how much money you got/make, what kind of life-style you prefer, location etc...there is no universal wrong or right for everyone.

Maybe they meant fell behind in payments or foreclosed and just for entertainment purposes reclassified as sold instead?
