Does anyone have info/experience regarding the city of Redlands in the Inland Empire?

By all appearances Redlands seems to be a very nice city with a lot of history, modern amentiites, and some really gorgeous homes that are available for prices that are about half (or less) of comparable properties in the LA or OC areas. With the University of Redlands and the medical facilities next door in Loma Linda, where many medical students go to do their internships, Redlands would appear to be a stable and viable community to own rental property. There is a smallish area north of the 10 fwy that is 'ghetto', but it doesn't represent the 'real' or prime Redlands. Overall, it appears to be a sleeper town that offers great potential. I would like to hear from anyone who has had experience there.

I drove up to Big Bear last weekend through Redlands and Mentone.

It seemed a heck of a lot nicer than much of the rest of the IE. Even the so called "ghetto portion" by which I assume you mean the older area along Orange St. did not seem anything horrible...just sorta run down, like a blue collar neighborhood. But I like that old architecture myself. Either way, it didn't seem anywhere near as rough as most LA neighborhoods in similiar condition. And then the middle class areas along Lugonia St. seemed fairly expansive and actually quite nice.

However, I do not know if that makes it a good investment or not.
