House prices in Palo Alto cheaper than I expected?

I moved to the Bay Area last year. I've been renting a house in Milpitas which was pretty hard to find, but it is definitely a better deal there than buying. Paying just over $2k in rent but I'm guessing it would be over $500k purchase.

I have never even bothered to look up housing prices in Palo Alto because I just figured it would be super expensive because its, well, Palo Alto. I look up some listings on Realtor.com today for grins and find houses I wouldn't mind living in for under $300k. Houses I would really LIKE living in for just over $400k. And when I look up houses for rent in that area, I can't find much, and can only find crappy apartments for over $2k.

What am I missing? How is Palo Alto cheaper than Milpitas? I assumed it was still a bad time to buy everywhere in the Bay Area, but some of these listings in Palo Alto are really making me think otherwise!

I have GOT to be missing something. All the stats I find say median home price in Palo Alto is > $1M. I know pictures can be deceiving, but how misleading can this be:

So what's the difference? I haven't actually spent a lot of time in the different parts of Palo Alto to know, only driven through some parts which I thought were nice.

East Palo Alto had the highest murder rate in the whole USA for a few years.

Highway 101 separates two different realities from each other. Amazing they are on the same planet.

By the way, it is a standard realtard trick around here to "forget" to put East on a listing in East Palo Alto. Landlords often do that too.

Yeah, it sucks, there are also some very affordable houses in east Oakland.

Also, you might find that some of the houses in your price range --and perhaps not in a bad area-- are a lot more of a fixer than expected.

I am not sure how much East Palo Alto has changed, but in the early 90's I drove taxi in the east bay to pay for my college.

I drove out to East Palo Alto only once, but it was one of my more memorable fairs.

After the drive across the bay, it was around 2am when I pulled up to the guys house. Immediately we were approached by an entrepreneur running a small street corner sales business. Not interested in what the gentleman had for sale, and eying the many figures lurking in the shadows, the man in my back seat made a judgment call to not take the 40' walk from the cab to the his front door of his house. Instead I drove him across town to stay the night at a friends apartment.

East Palo Alto is also in San Mateo County, not Santa Clara County. The movie Dangerous Minds was based on the experiences of a teacher within the same school district as EPA who was dealing with students who were bused in from EPA.

EPA's murder rate has dropped back to something considered normal these days, I believe. But it is still "the wrong side of the tracks" (well, the wrong side of San Francisquito Creek anyway).

The other tricky one is the Belle Haven neighborhood of Menlo Park. It is not quite the same as Menlo (no offense to Belle Haven residents), but realtards try to pass it off as such sometimes.

East in the name is not always a great indicator in the Bay Area, East Bay being the exception to the rule (as a general matter since there are lots of nice areas there too). East Oakland. East Palo Alto. Does East San Jose fall in that category?

You have better luck getting shot up in SJ than EPA. The crack epidemic of the early 90s has pretty much disappeared from EPA.
